Residential Real Estate Representation $899
FOR SELLERS OF HOUSES:
– Negotiation, explanation and review of the sales contract,
– Assist with facilitating the mortgage process by corresponding with buyer’s lender to ensure the buyer is complying with requirements,
– Correspondence with title company and buyer’s attorney.
– Resolving any repairs, termite, septic or other issues that may arise prior to closing,
– Obtaining payoffs for any liens and judgments against the seller and/or the house.
– Representation at closing.
– If multi-family and tenants are present on the property, we draft tenant letters informing them of ownership change.
FOR BUYERS OF HOUSES:
– Negotiation, explanation and review of the sales contract,
– Negotiating repairs the seller should perform prior to closing,
– For buyers that will be getting financing, review of the mortgage commitment,
– Resolving any repairs, termite, septic or other issues that may arise prior to closing,
– Correspondence with seller’s attorney, title company, and lending institution,
– Reviewing the title search to ensure there are no liens and judgments against the house,
– Ensure no violations by reviewing certificate of occupancy and all permits and documentation pertaining to the home.
– Representation at closing.
– If multi-family and tenants are present on the property, we draft tenant letters informing them of ownership change.
